Reading the two columns together
Falling prices and slow sales are the same signal seen twice: more supply than demand. The Gulf Coast shows it most sharply — Cape Coral down 4.4% and taking 119 days, Naples taking 130.
For a buyer, falling prices are an opportunity and slow sales are breathing room. You can see the house twice, negotiate, and get the financing right. That is genuinely better than a 37-day California market.

Nobody here is near the loan limit
Florida's 2026 one-unit conforming limit is $832,750 in 66 of 67 counties. Even Naples, the most expensive metro at $550,720, sits well under it.
