Florida is the state where this confusion costs the most, because the mortgage list and the state loan-repayment list look similar and are not.

A Florida cardiologist is squarely eligible for the mortgage and squarely outside FRAME. A Florida clinical social worker is the reverse. They are different programmes run by different bodies for different purposes.

The mortgage list

MD, DO, DDS, DMD, DPM, OD, PharmD, DVM and CRNA, per the Sequoia Medical Professionals Program guide v1.1, effective March 2, 2026. Residents and fellows qualify alongside attendings.

★ Eligibility comes from the programme guide, not from the Florida Board of Medicine or any other licensing body. Those govern your licence; they have nothing to do with which mortgage products you can use. A different lender's guide may answer differently.

The FRAME list

  • Physicians with primary care specialties, including psychiatrists
  • Physician assistants; APRNs with primary care specialties; AP APRNs under §464.0123
  • LPNs and RNs
  • Licensed clinical social workers, marriage and family therapists, mental health counselors, psychologists
  • Dentists and dental hygienists

Plus a clear and active Florida licence throughout the cycle, and 25 hours of volunteer primary care service annually as a condition of payment. In full.

We are lenders. Licensure, scope of practice, visa and immigration status, and residency-contract terms belong to your board, your employer and where relevant an attorney. How the file underwrites once those are settled is ours.

What the file needs

  • Evidence of the credential the programme is written on.
  • Employment documentation — and for a trainee buying ahead of a start date, a signed contract is what the 150-day window runs from.
  • Student loan documentation showing the actual scheduled payment. Why it decides the file.

Dentists have the most interesting position in Florida, because they sit on both lists and FRAME pays them more than physicians.

Which degrees qualify for a physician loan in Florida?

Is FRAME eligibility the same as physician loan eligibility?

No, they are different lists set by different bodies. The mortgage covers physicians of any specialty plus dentists, podiatrists, optometrists, pharmacists, veterinarians and CRNAs. FRAME covers primary care physicians including psychiatrists, plus nurses, physician assistants, mental health professionals, dentists and dental hygienists.

Can a Florida cardiologist get a physician loan?

Yes. The mortgage programme's eligible-degree list covers MD and DO without specialty restriction. FRAME, the state loan repayment programme, is separate and covers primary care specialties only, so a cardiologist would qualify for the loan but not for FRAME.
